Calculators

Run the numbers

Estimate a monthly payment with the VA funding fee, what you can afford, a rough home value range, and what you could net from a sale.

How these calculators work

First, type a price you are considering. Then set the down payment. After that, try a rate only as an example, because the lender sets the real one. Also, a longer term lowers the payment and raises the interest you pay. Meanwhile, taxes, insurance, and HOA dues change the monthly number. Finally, compare that payment with what you can afford.

Next, open the seller net if you are thinking about a sale. Then include the payoff and the closing costs you already know. Also, the VA funding fee can be financed, so the loan amount can be higher than the price. However, these calculators do not approve a loan. In addition, Danny can walk through the printout with you.

First, the payment calculators estimate a VA loan payment. Then the affordability section backs into a price. Also, the value range is a rough guide, and the seller net is an estimate. However, your lender sets the real terms. After you run the numbers, you can call Danny and talk through them.

More calculators: try MB CALC

MB CALC on microbillionaire.com is a full scenario calculator for people who own, or are thinking about owning, a home. It models rental cash flow, owner support, reserve requirements and a projected turning point, so you can see what a house could require and produce.

  • No signup needed, with an example mode to explore
  • Built for owners, landlords and move-up buyers
  • Scenarios only: it does not predict the future or tell you whether to keep or sell

Estimates only. These calculators are not a loan offer, a commitment to lend, an appraisal, or tax or legal advice. The home value range uses a simple formula and an example price per square foot, not sales data. The VA funding fee shown uses the VA schedule for loans closed since April 7, 2023 (first use: 2.15% with under 5% down, 1.5% with 5-10% down, 1.25% with 10% or more; subsequent use: 3.3% with under 5% down). Confirm current rates and costs with your lender and at va.gov. MB CALC is a separate website operated by Danny; its results are scenarios, not advice.
